Okay, so let me tell you about this little project I tackled recently – turning a Long Beach Island (LBI) property into a cozy bed and breakfast. It was a wild ride, but totally worth it!

First things first, I found this older house on LBI that had potential. It was a bit dated, needed some serious TLC, but the location was killer – close to the beach and some cute shops. So, I bought it, knowing I was in for some work.
The first thing I did was rip everything out. Seriously, carpets, old wallpaper, the works. It was messy, but it had to be done to get a fresh start. Then, I started thinking about the layout. I wanted to create distinct guest rooms, each with its own vibe, and a communal area that felt welcoming. I also added private bathrooms to each room – a must these days!
Next up was the fun part – design! I went with a coastal theme, obviously. Think light blues, sandy beiges, and lots of natural light. I picked out some comfortable furniture, nothing too fancy, but stylish and inviting. I made sure each room had a comfy bed, a small sitting area, and a decent-sized closet. Oh, and blackout curtains! People need their sleep.
The kitchen was a major focus. I knew I wanted to offer a great breakfast, so I needed a functional and beautiful space. I installed new cabinets, countertops, and appliances. I also created a little breakfast nook where guests could enjoy their morning coffee and bagels.
Then came the outdoor space. LBI is all about the beach, so I wanted to create a relaxing outdoor area for guests to unwind. I added a deck with comfortable seating, a grill, and some string lights for ambiance. I also planted some flowers and shrubs to make it feel more inviting.
Of course, there were a million little things along the way. Dealing with permits, hiring contractors (some good, some not so good), and solving unexpected problems. But I stuck with it, and finally, after months of hard work, it was ready!
The grand opening was nerve-wracking, but it was a success! Guests loved the cozy rooms, the delicious breakfast, and the convenient location. I got some great reviews, and bookings started coming in. It was a long and tiring process, but seeing people enjoy the space I created made it all worthwhile.

Now, I’m running a successful bed and breakfast on LBI, and I couldn’t be happier. It’s a lot of work, but it’s also incredibly rewarding. If you’re thinking about doing something similar, go for it! Just be prepared for some challenges along the way.
